caged pool in sarasota"Caged" pools are swimming pools with a screened enclosure. Caged pool is a term used more on the gulf coast of Florida; on the east coast it is referred to as a screened pool.

The lanai is the living area outside, usually between the pool and house. Lanais are great for entertaining, dining, and relaxing. Warm weather all year allows the lanai to be additional living space, however, lanais are not counted in square feet on the listings. Square feet on the listing is the amount of space "under air".

Gated communities are popular, offering extra security. There are golf course, waterfront, elite estates, and family oriented gated communities. Some offer sections with single family homes, villas, maintenance-free and shopping areas.

Green Belt

Golf Course Homes

The view of the course and sometimes a greenbelt or water are often what sells a buyer on living in the golf course community. Some are public courses and do not have any extra fee to live on the course. Semi-private and private golf courses generally do have fees. Some have different levels of membership. If they offer tennis courts, exercise room, pool, and dining room, there may be just golf, just tennis or just social, which is use of the exercise room and pool. Golf community living starts around $170 for a 2 bedroom condo.

Pocket Doors

Pocket doors are glass sliding doors that open like a patio sliding door, then those two sections slide on the track on the outside of the building, to the wall area. This opens up the room to the outside, it looks like there is no wall to the lanai, just open air.

Disappearing Corner

Disappearing corners are two sliding doors that meet at a corner. When opened, the outside and inside merge. Disappearing corner combined with pocket doors create a flowing plan that really "brings the outside in".

Pool Bath

pool bath off lanaiA pool bath is a bathroom that has a door to the lanai, as well as a door to a bedroom or hallway in the house. This allows anyone on the lanai to enter directly into the bathroom. Excellent feature for people swimming!

Courtyard Homes

courtyard.jpg (48006 bytes)Walk up to a home, open the front door and you are still outside! This is a courtyard home. The courtyard home usually looks like any other home from the front. They are built around the pool and lanai with a cage over the top. There is usually a separate room or small suite on one side of the front door, with sliding doors opening to the pool area. The main part of the home will have several sliding pocket doors that totally open the house to the lanai.

Split Plan

A split plan is a home or condo with the master suite located at the opposite side from the other bedroom(s). Often the second and third bedrooms will share a bath and small hallway that can be closed off with a pocket door from the rest of the living area.  

Mother-in-law Suite

This term has taken a broad range of meaning, but basically it is a living space that can be separated from the rest of the house, often with it's own entrance. It usually includes a bedroom, bath and sometimes a small den or sitting area in the bedroom. It may or may not include a kitchen or kitchenette. Some people call a separate guest house a mother-in-law suite. Some of the older houses in Sarasota have separate guest houses that can be rented.
