Lease Option Real Estate

 

A Lease/Option program allows you to move into your new home now and arrange for financing at the end of a specific term, usually one year.  The program usually works like this:

  1. Buy an option on the property.  This will vary depending on each home.

  2. Pay a monthly lease amount on time for the term of the lease.

  3. At the end of the lease term, you finance the home for the selling price less the option price.

For example, if the home is selling for $130,000, and your option price is $6,500, and the monthly lease is $1200 per month; you would pay the $6,500 (this amount could be more and it would help reduce the monthly payment) prior to move in, $1200 per month for the next year, and then finance $123,500 at the end of the year.

Lending institutions may use on-time and/or early lease payments as a factor in the loan approval process.

Lease-option for the Seller

  • There are always more buyers for a lease-option than sellers.
  • Seller receives the tenant / buyer's non-refundable option money, usually several thousand dollars.
  • Lease-option deals usually set top dollar for the sales price of the property.
  • Excellent tenants, they usually take excellent care of the home that they plan to own.
  • Higher rent is usually paid for the property, approximately 10 - 20%.
  • Tax deductions belong to the seller until the buyer actually buys.
  • If the buyer changes mind, option money is forfeited.

  • Renters tax deduction still can be used.
  • Low up front cash is needed.
  • Credit builds toward down payment.
