A short sale is a property that is for sale and when it goes to closing, the current owner can not pay their lender what is owed on the property. This makes the money paid to the lender at closing short of the total owed. The owner asks the lender if they will accept less than they owe and allow the sale to go through. Short sales are mixed in with other properties for sale in the MLS. They are noted as a short sale. The lender must approve the price.
